SPECIAL POWER OF ATTORNEY

I, ALFREDO MONTELIBANO single, of legal age, with residence at 2401 Taft Avenue, Malate, Manila, appoint and authorize JANE LOPEZ, single, also of legal age, with residence at 123 Estrada St., Malate, Manila, to be my be my attorney-in-fact and perform any and all of the following acts:

1.                           To sell, assign and dispose of a parcel of land covered by TCT No. 123456 in the Register of Deeds Makati, situated at 870 Andres St., Bonifacio Global City, Taguig, including the improvements thereon, for a price not lower than P500,000,000.00;

2.                           To execute, sign, and deliver the Deed of Sale;

3.                           To deliver the possession of the said property to the vendee;

4.                           To receive the proceeds of the sale in cash and have it delivered to me;

5.                           To do any other acts that would be necessary in the consummation of the sale of the said property

HEREBY GIVING AND GRANTING unto my said attorney-in-fact full power and authority to do and perform any act necessary to be done as I might  or could lawfully do if personally present and hereby ratifying and confirming all that my said attorney-in-fact shall lawfully do or cause to be done.
